Aventura Real Estate

Finding a Buyer for Your Aventura Home

Once your Aventura home is ready to show, your agent will list the property in the MLS or Multiple listing Service. Most homes are sold as a direct result of their listing in the MLS, which today also means the home will get extensive Internet exposure. Other ways that your agent will use to find buyers include advertising in newspapers and magazines, holding open house and signage.

Bitten by the Aventura Home Improvement Bug?

Unless money simply isn’t an issue, the financial implications of remodeling are definitely something to consider. When it comes time to sell your Aventura home, the new buyer will usually not pay for over-improvements. This means that if you have the smallest home in an area of larger, more expensive homes, home improvements may make very good financial sense. However, if you already have the largest, most expensive home in Aventura, more improvements may make you more comfortable but may not bring you a good financial return. You may find that it is financially wiser to sell and move to a different home that already has the features you want to add.

Money isn’t everything however so that if the most important consideration for remaining in your Aventura home happens to be the school where your children attend or the proximity to your work or to a particularly attractive recreational opportunity then remodeling may be the best option. On the other hand, if the idea of having your Aventura house torn up for weeks at a time makes your blood run cold, it really doesn’t matter how much money you might make turning a fixer-upper into a model home. You will be far better off selling the home you have and moving to a home that better fits your needs.

Buying Aventura Below Market

Isn’t that everyone’s dream? I hear it from prospective buyers almost every day and many of them want to find the perfect Aventura home priced considerably under market. Is it possible? The answer may surprise you but often it is possible. You just need a sophisticated buying strategy.

Now the idea that you can simply decide one day to go house hunting and find just the Aventura real estate you want priced way under market is pushing your luck. But if you take advantage of some of today’s Internet technology, do your homework and bide your time, you might find just what you are looking for. First let’s look at the technology.

Taking Title to Your Aventura

There are so many details to consider when purchasing your Aventura and mounds of legal paperwork to read that sometimes it seems overwhelming. Some important decision can be made ahead of time so you know what is in your best interests when the time comes. For example, right at the end when the paperwork is being signed you may be asked how you want to take title. This is an important decision that should not be rushed but often is. Knowing some of the common forms of Aventura ownership ahead of time is one way to protect yourself.

A single Aventura buyer will usually want to take title in his/her name alone. Husbands and wives usually own property through a form of joint ownership such as joint tenancy. Unrelated individuals can take title in a limited partnership arrangement.

The Benefits of Selling Aventura

If your Aventura holdings consist of both a personal residence and a rental, you can sell your personal residence and exclude up to $250,000 ($500,000 for a married couple) on the gain. Then you move into your rental, live in it as your personal residence for two years and then sell it, again benefiting from the $250,000 or $500,000 exclusion. This is true even though most or all of the increase in value occurred before you converted the property to your personal residence.
